1. About Us

Assiraj Hotels is operated by ASSIRAJ VOYAGES OÜ, a travel agency registered in Estonia, acting as an intermediary between you (the guest) and the hotel partner or supplier channel.

2. Reservations

A reservation is confirmed only once payment has been authorised and you receive a written confirmation containing a booking reference. Rates, taxes and fees displayed at checkout are binding.

3. Refundable & Non-Refundable Bookings

Each rate plan clearly states its cancellation conditions before payment.

  • Flexible / refundable rates: may be cancelled free of charge up to 48 hours before arrival, unless a different cut-off is shown at checkout.
  • Non-refundable rates: the full amount is charged immediately and cannot be cancelled, refunded or modified.
  • No-show: failure to arrive without notice is treated as a non-refundable charge of the full reservation cost.
  • Modifications: subject to availability and to the rate plan; contact our concierge at least 72 hours before arrival.
  • Refund processing: eligible refunds are returned to the original payment method within 7–10 business days.

3a. Kingdom of Saudi Arabia — Final Sale

All reservations for properties located in the Kingdom of Saudi Arabia are FINAL: non-changeable, non-cancellable, and non-refundable, regardless of rate plan, reason or timing. You must explicitly tick the acknowledgment checkbox at checkout before payment is processed.

4. Pricing & Currency

Our base accounting currency is EUR. We display prices in your selected currency (USD, GBP, AED, SAR, KWD, TND and others) using daily-refreshed exchange rates as a convenience. The legally binding amount is the EUR figure shown at checkout and on your confirmation.

Prices include applicable VAT and tourist taxes unless explicitly stated. Property-collected taxes are paid on site if listed as such.

5. Payment

Payments are processed by PCI-DSS certified providers including Stripe, Airwallex and PayPal. We do not store full card numbers. Authentication may require 3-D Secure.

6. Wallet & Credits

  • Wallet credits are denominated in EUR and are non-transferable, non-exchangeable for cash, and personal to your account.
  • Credits may be applied at checkout up to the booking total; remaining balance is charged to your payment method.
  • Promotional credits may have an expiry date. Cashback credits do not expire while your account is active.
  • If a booking paid partly with credits is refunded, the credit portion returns to your wallet and the cash portion to your card.
  • We may freeze, reverse or void credits obtained through error, fraud, abuse, chargeback or breach of these Terms.

7. Cashback & VIP Tiers

Eligible bookings earn cashback credited to your wallet after the cancellation window closes. VIP tier benefits are awarded based on lifetime spend and may be re-evaluated periodically. Cashback is forfeited on cancelled or refunded bookings.

8. Gift Cards

  • Gift cards are issued in EUR and may include a bonus value at the tier shown at purchase.
  • Validity is 24 months from issue unless a different period is printed on the card.
  • Redeemable only for bookings on assirajhotels.com; not exchangeable for cash.
  • Lost or stolen codes cannot be replaced. Treat the code like cash.
  • Refunds: the purchaser may request a refund within 14 days of purchase if the code has not been redeemed; partially-redeemed cards are non-refundable.

9. User Responsibilities & Anti-Fraud

You agree not to:

  • Use false identity, stolen payment instruments, or another person's card without authorisation.
  • Create multiple accounts to abuse promotions, cashback, referrals or VIP benefits.
  • File abusive chargebacks for confirmed services rendered.
  • Use automated tools to scrape or overload the platform.
  • Resell reservations commercially without our written consent.

Suspected fraud, chargeback abuse or breach of these Terms may result in cancellation of bookings without refund, account suspension, forfeiture of credits and reporting to authorities.

10. Limitation of Liability

As an intermediary, our liability is strictly limited to the booking service we provide. Our aggregate liability for any claim arising out of a reservation is capped at the amount paid for that reservation. Comprehensive travel insurance is strongly recommended.

11. Dispute Handling

Please contact support@assirajhotels.com first — most issues are resolved within 48 hours. EU consumers may use the European Commission's ODR platform at ec.europa.eu/consumers/odr.

12. Force Majeure

We are not liable for failure to perform due to circumstances beyond reasonable control, including natural disasters, war, government actions, strikes or pandemics.

13. Governing Law

These Terms are governed by the laws of the Republic of Estonia. Disputes are subject to the exclusive jurisdiction of Estonian courts, without prejudice to mandatory consumer-protection rights in your country of residence.
